请教一个ACCA问题，资性房地产获得租金的就必须选择公允价值模型么？

请教acca大神：Where an entity chooses to classify a property held under an operating lease as an investment property, there is no choice. The fair value model must be used for all the entity's investment property, regardless of whether it is owned or leased.这个是什么意思？是说如果企业的投资性房地产只要是经营租赁获得租金的就必须选择公允价值模型么？
